An exterior reno!

The client would like to transform this exterior in something more appealing and contemporary. What to do? The client would like to use some cedar....

The Exterior: starting point

First of all we need to change the vinyl sidings. We also need to remove the old fashion windows canopies and replace the dated striped window. Now we can start to thing about an accent for the door and the entrance!

Here my suggestions:

Soffit and stairs in cedar with a finish in white brick for the bottom part of the house. The railing at the bottom could be reproduced at the entrance to provide the contemporary style, privacy and continuity of material.

Here is a detail of the floor to ceiling railing at the entrance:

Here is the final result...

For the door I would also suggest a passionate Benjamin Moore "Rhubarb"!!

Below is an example with a close contrast of color of the vinyl siding and the white of the frame!

TIP: with the red colors, to obtain the exact shade, you need two or even three coat with a primer as base!!

How to choose the perfect Calgary Home Stager?

When is time to prepare your house for sale is like preparing yourself for a big event, imagine like a wedding....

Of course you may rely on the help of the best professional to help you to reach the perfection of your presentation!

A Home Stager is a qualified and certified "artist" who specialized in showing off your home in its very best light so that a  potential buyers will be able to picture themselves living there. Stagers are the  Professional that will also help you to make money in your selling process.
If the house is displayed at its best, it will impress the first buyer, you will get a serious offer at the first visit and you will save money for loan, property taxes, utilities and so on.... moreover you will get most equity to buy your dreamed new house!

So, how to search for the BEST HOME STAGER in Calgary?

First of all you need to check if they are qualified! If someone has a passion for Home Decor, has taken just an online course or even tries to impress you with an  Interior Design degree, this doesn't mean they are a Professional Home Stagers.

A Home Stager will always put the Potential Buyer at the TOP list of her design's scope.
An Interior Designer looks for the latest trend in terms of style and color but has no clue of what a buyer will look for when he is walking inside your house to buy.
For sure checking the personal background and even the studies achievement of your candidate will help you to select the style of the person you want to deal with, but is not helpful for proving their experience on the field.

So you need to look for a  PROFESSIONAL HOME STAGER, that means they are trained and qualified from a Certified Home Staging School, has passed written exams and also have been trained to work properly inside houses.

Second: they must be INSURED!
Be sure they can provide you their Professional Insurance because it is the only way to be sure of their Professional Liability.

Third: Check their reference and portfolio!
Anybody could tell the best of himself and his own story, but what the others really feel about you and your job? What matter most is what the others think and tell about you. You can have lots of money to create the best website on the net and pay regular web advertising to show up at the top of any searching list in all the browser, what you could not buy is the esteem and trust of your customers.
The pictures in the portfolio are silent  words that you don't need to read...if you like that style, so you can definitely trust their future job. (A Certified Staging Professional is not allowed to show picture in public that are not part of their own portfolio, this is another warranty!)

Other than that you probably will get lost seeing in the different Home Stagers' profile several subscription to this and that Association...
This is not really important to qualify your best Home Stager. This just means that the person likes or not to be part of one or more group of Professional. For this aspect I will rather reflect on how much this subscription will cost annually and...guess who will pay for it at the very end?

What are the BUYERS benefits dealing with a Staged Home?

vAlthough the buyer is a guest in the house he can establish an immediate emotive connection!

BUYING is more an EMOTIONAL act than RATIONAL!

vBuyers often have little discretionary income after high mortgage payments so they prefer a “READY-TO-GO” purchase

vWe BUY what we SEE and buyers will be able to see how they might live in the property not how the seller lives or even worst an empty house!

vBuyers are more like to close with less potential complains

vBuyers have pride in their purchase, they feel they have value for their money.

Color Harmonies -Basic techniques for creating color schemes

A nice client asked me which color she could choose to have a contrast in her kids room.

Below are shown the basic color chords based on the color wheel.

complementaryComplementary color scheme
Colors that are opposite each other on the color wheel are considered to be complementary colors (example: red and green).
The high contrast of complementary colors creates a vibrant look especially when used at full saturation. This color scheme must be managed well so it is not jarring.
Complementary color schemes are tricky to use in large doses, but work well when you want something to stand out.
Complementary colors are really bad for text.

analogousAnalogous color scheme
Analogous color schemes use colors that are next to each other on the color wheel. They usually match well and create serene and comfortable designs.
Analogous color schemes are often found in nature and are harmonious and pleasing to the eye.
Make sure you have enough contrast when choosing an analogous color scheme.
Choose one color to dominate, a second to support. The third color is used (along with black, white or gray) as an accent.

triadTriadic color scheme
A triadic color scheme uses colors that are evenly spaced around the color wheel.
Triadic color schemes tend to be quite vibrant, even if you use pale or unsaturated versions of your hues.
To use a triadic harmony successfully, the colors should be carefully balanced - let one color dominate and use the two others for accent.

split-complementarySplit-Complementary color scheme
The split-complementary color scheme is a variation of the complementary color scheme. In addition to the base color, it uses the two colors adjacent to its complement.
This color scheme has the same strong visual contrast as the complementary color scheme, but has less tension.
The split-complimentary color scheme is often a good choice for beginners, because it is difficult to mess up.

Rectangle (tetradic) color scheme
The rectangle or tetradic color scheme uses four colors arranged into two complementary pairs.
This rich color scheme offers plenty of possibilities for variation.
Tetradic color schemes works best if you let one color be dominant.
You should also pay attention to the balance between warm and cool colors in your design.

squareSquare color scheme
The square color scheme is similar to the rectangle, but with all four colors spaced evenly around the color circle.
Square color schemes works best if you let one color be dominant.
You should also pay attention to the balance between warm and cool colors in your design.
